Charter Properties Inc. does business in accordance with the
Federal Fair Housing Law. In order to ensure consistency, the
following criteria shall be used in qualifying each applicant
applying to live at a Charter Properties community.
Age Requirements:
All leaseholders/applicants must be at least (21) years old
Photo ID:
Positive identification will be required by all applicants at the
time the application is submitted for consideration. Positive
identification can be in the form of the following:
- Current driver’s license
- Green Card or Work Visa
- Passport
- State-issued ID card
- Work ID with Photo
Income Verification:
- Income ratio of 3.0 times the rent is required (Conditional
deposit required for income ratios in range of 2.0 -2.99)
- 2 consecutive pay stubs from current employer(s) which must be
dated within the past 45 days and must indicate the applicant’s
name, address, company name and gross annual salary to date.
- Applicants that will be starting a new job can provide a
notarized employment contract or offer letter from the new
employer.
- If the applicant is unable to provide documentation of regular
recurring income, bank statements can be used for income
verification and the following conditions will apply: the bank
statements must be in the applicant’s name and must reflect a
minimum balance equal to or greater than 3 times the monthly rental
amount multiplied by the number of months in the requested lease
term.
- Government documents detailing benefits (includes Child
Support, SS Income, Alimony support.)
Credit History:
Charter Properties evaluates each person applying to live at its
communities with a credit-risk scoring system that is provided by
an independent consumer reporting agency and consistently applied
to all applicants. A Social Security number or Tax Identification
number is required. Applicants will be approved, approved with
conditions or denied based on this independent scoring system.
Criminal History:
A criminal background check will be required for all residents over
the age of 18 (this includes children living with parents who are
18 years of age and older). It is Charter Properties policy not to
accept prospective residents who have been charged with and/or
convicted of certain felonies and/or misdemeanors. Charter
Properties uses an independent consumer reporting agency and
decisions are returned based on predetermined criteria established
by Charter Properties
Full-time Students:
- Applicants 21 years of age or older and are full-time college
students may apply for occupancy with a parental or legal guardian
as a co-signer. We must have documented proof from the college or
university of the applicants’ full-time student status and the
applicant must meet all the qualification criteria. Students that
do not have established credit history or rental history will be
considered for occupancy with an approved co-signer.
- Students that have negative credit, rental or criminal history
as described above will not be accepted nor will be allowed to have
a co-signer. ▪ Co-signers of students 21years of age or older must
meet all the above-mentioned qualification criteria.
- Applicant must be re-qualified once full-time student status
has changed. An application fee will be charged
Renters Insurance
Renters Insurance (liability) in the amount of $300,000 is REQUIRED
for ALL leases at this property. You may choose the insurance
provider of your choice as long as that provider is licensed to
provide insurance in this state. A copy of the policy declaration
page must be provided prior to move-in with the property listed as
a third party/additional interest.
